When tight access and difficult ground conditions ruled out a standard approach, Legend Hire engineered a bespoke clamping bracket and modular propping system to safely support a multi-storey balcony for concrete cancer column remediation.

Project Overview

When structural columns in a residential balcony structure were affected by concrete cancer, immediate stabilisation was required to ensure the safety of occupants and contractors during remediation works.

Legend Hire supplied a temporary propping system to support the structure while damaged concrete and reinforcing steel were repaired.

The project required a safe, engineered solution capable of maintaining structural stability while allowing contractors full access to undertake the remediation works..

The Challenge

Concrete cancer had compromised the integrity of a structural columns supporting the balcony slab.

Key project challenges included:

  • Maintaining structural stability while damaged columns were repaired
  • Installing a temporary support system within a confined balcony area
  • Providing a system that allowed contractors to safely remove and replace damaged concrete and reinforcement

Without adequate structural support, remediation works could risk further damage to the building or create safety hazards for workers.

Additionally, the site had severely restricted access to a narrow concrete path sandwiched between the home facade and an iron boundary fence, with no room for conventional ground-bearing propping.

Balcony Propping & Column Remediation

The Solution

Our engineering team designed a bespoke clamping bracket to attach directly to the column, eliminating the need for conventional footings in the confined space.

This was paired with our Legend 50T Modular Propping System to carry the structural loads, supplemented by lightweight Titan Props where the tight access demanded a more nimble setup.

A scaffolding tower was incorporated alongside the propping system to provide safe working access across the full height of the structure.

The Outcome

With the engineered propping and access system in place, Rod Finlayson Remedial Building was able to safely access and fully remediate the concrete cancer-affected column delivering a structurally sound result on a technically challenging, access-restricted residential site.
